Columbia, SC | 24 Units

Located less than a mile from The University of South Carolina in the quiet neighborhood of Wales Gardens, 24 multifamily units, across 6 buildings. While the asset was purchased as turnkey, we have made several operational and physical enhancements. We have implemented a local property management company and made various curb appeal upgrades including brand new signage at the property.


Central, SC | 82 Units

A 82 unit multifamily site, that is just over three miles from the Clemson University campus and up the road from Lake Hartwell & Keowee. This asset sits in close proximity to 70-unit property in Clemson. The business plan is very similar to that of our 70-unit, and we will experience operational efficiencies by implementing our existing management team based in Clemson.


Clemson, SC | 70 Units

A 70 unit multifamily site, that is just over one mile from the Clemson University campus and up the road from Lake Keowee. Over the course of the first year, we will renovate the final 15 units as they turn, and bring the entirety of the site to market rents.


Charlotte, NC | 64 Units

This 64 unit multifamily property sits with Charlotte’s Corridor of Opportunity, with significant public dollars funding redevelopment projects nearby and a planned light rail. We are restricting the rents to 80% of Area Median Income (AMI) while bringing in several nonprofit and corporate partners to offer resident services and promote the upward economic mobility of our community.


Charlotte, NC | 60 Units

This 60 unit multifamily site sits in a growing area of Charlotte, NC.  As units turn, we will renovate them to have consistent finishes across the board. We will implement an 80%AMI rent restriction to be in compliance with receiving a tax exemption.  We will work with corporate and nonprofit partners throughout the city to provide services for our residents to support upward economic mobility.


Columbia, SC | 36 Units

This 36 unit stabilized multifamily asset was fully renovated in 2019. The property was purchased at an above market cap rate and below market price per unit. Over the course of the first year, J&S has added operational value by implementing our local management team on the property. We have increased rents to market levels as units have turned, and are ahead of our rent projections.


Richmond, VA | 27 Units

A collection of 27 unique apartments in the rapidly gentrifying Shockhoe Slip Neighborhood of Downtown Richmond, VA. This asset currently has a LITHC component on 80% of units expiring at the end of 2023. At the conclusion of the LURA agreement, we will evaluate the market to determine the degree of renovations we will perform. A refinance or sale will follow.


Petersburg, VA | 19 Units

A turnkey asset, consisting of 19 units, that was converted from a school to residential use in 2013. The asset sits in a gentrifying pocket of Petersburg, just 2 blocks from the interstate, allowing for a 20-minute commute to downtown Richmond, VA.


Scranton, PA | 19 Units

This site consists of 18 multifamily units with one single-family home in the rear, for a total of 19 units. We are located just one block from the University of Scranton. We have repositioned this asset from residential use to student housing through major interior and exterior renovations. The renovations have been completed and we are leasing the property up for the upcoming Fall 2023 semester.
